Also, depending on the spoke design, front caliper fitment could be an issue
Tire size is a factor as well. You need to figure out if these will fit over calipers w/out spacers or if youre OK w/spacers what size is needed

Well I have 9.5s now running a 235/40/18. Looking to go 245. Think a roll will be needed? Because that's done. Maybe a pull to be safe for 245s?

offset help
would 17x8 +35 or +36 offset xxr 531 fit evo 8?
if not what offset do i need for 17x8 and what offset for 18x8

The offsets you noted are perfect for the EVO & will fit fine depending on what tire you choose. The big question is whether front spacers are needed. The link notes the +25 offset may not require them. +25 is aggressive & will likely require rear fender treatment

im searching for a nice 17" wheel i can run without any major modification needed to the fenders other than rolling, also prefer to not have to use a spacer, but will if i have to. i will be running a 275/40/17 m/t et street radial
what wheel and offset should i be looking at?

Fitting 275's is no simple task but very doable. You have to be willing to do some fender work!!!
Enkei NT03 17 x 9.5 +38 might be an option but to me has a very odd spider web look due to the high offset.
In your case, the high offsets above +35 to +38 will be your best option to avoid aggressive rear fender work

i was looking at the 5zigen wheels
right now i have 265's on the car with only having to roll the rears but they are on an 18...
i also saw a set of rota grids with a +42 offset and a rota slipstream with a +35 and +48

Will I need any spacers to clear my brembos front or rear running a 18x9.5 +35 rota grid? Also I'm gonna run kyb with swift springs on 255/35/18 will I need to do any fender work or anything? If not can I use spacers to push out a little and fit more flush?

Anyway, I ran your numbers on the calculator & its going to be close but you should roll the rears just to be safe
Dont add any additional camber to fit. They should fit w/out adding any out of spec camber
If you add spacers to front & rear you will have to consider a rear fender pull & the other rear fender tricks depending on spacer size
Your proposed spec is modestly aggressive & a very good choice IMO (The 40 series tire would certainly look better but may need more rear fender work)
